A Tax Depreciation Schedule is a report prepared by a suitably qualified Quantity Surveyor which outlines the depreciation allowances that an investor could be entitled to. It incorporates the value of each item and then calculates the amount you can deduct each year as part of your tax return.

SCHEDULE OF FEES

Management Fee

8.8% of gross income received plus GST

Covers the ongoing management of your property, sending notices, organising maintenance, liaison with landlords and tenants, organising quotes that may be necessary, etc.

Letting Fee

110% of one weeks rent inc GST

Covers prospective tenant inspections, processing of applications, collection of Bond and rent in advance, completion of written condition report and detail digital photos of the property.

Monthly Administration Fee

$8.80 incl GST

This fee covers disbursement of rent and provision of monthly and annual statements, together with copies of applicable invoices.

Marketing Fee

$452.00

Professional Photography & floor plan $385, Realestate.com.au (feature 30 day listing) $67.00, Domain.com.au (Gold branded 15 day listing) free.

Tenancy Preparation Fee

$88.00 incl GST

This fee covers all the legal paperwork required for the tenancy to begin.

End of Financial Year Statement Fee

This covers the cost of the legal paperwork needed to renew the lease.

Tribunal Attendance Fee

A range of rental value is provided so that you can make a sound decision based on your personal situation. The higher figure represents a rental which may be achieved given time and may be used to test the market. The lower figure is one which may appeal to a Tenant quickly. Somewhere in between would be considered a reasonable market value to locate a suitable Tenant in a reasonable time frame.
